New Home Specialist (hiring both lead and assistant positions)

 Objective:              Responsible for obtaining and upholding relationships with all customers with the final goal of providing a “New Home Made Easy” that exceeds the customer’s expectations by delivering to them the new home of their dreams.

Areas of Responsibility:

Responsibilities – General

  • Greet potential buyers at the sales centers
  • Evaluate potential buyers using the 4:2 formula
  • Provide tour of sales centers and model homes to potential buyers
  • Take ownership of the model homes/sales center like light cleaning, light bulbs, remove garbage etc.
  • Enter potential buyer information into Lasso CRM (or other CRM system at current time)
  • Utilize Buildtopia (or other software program) for design/option pricing
  • Conduct established follow-up procedures with potential buyers
  • Remain in regular correspondence with leads to procure interest
  • Utilize BombBomb video messaging (or other system at current time) as part of follow up process
  • Provide tour of the Expressions Home Studio to potential buyers
  • Answer questions from customers, give proper information and work through any objections
  • Discuss options for floorplans, location, pricing to determine best fit for customer
  • Explain and ensure understanding of entire build process of events.
  • Build relationships with customers by keeping their best interests and needs first
  • Research and educate self on competition in the area continually
  • Always Congratulate, Thank them and Welcome all customers
  • Coordinate design appointments with customer as necessary to customize floorplan and finishes
  • Build and maintain quality relationships with the Realtor community including but not limited to office visits, phone calls, sending thank you cards, etc..
  • Utilize social media to promote yourself and Brennan Builders. Often times this is simply sharing what Brennan Builders, your Sales Manager or your VP post.
  • Recommend potential marketing ideas/events
  • Always show appreciation towards the customer on their new home and for selecting us as their builder. Never forget to Congratulate them on their new home, thank them for selecting us and welcoming them to the Brennan Family
  • Pitch in wherever necessary

Responsibilities – Real Estate Salesperson (Lead Position)

  • Prepare pricing estimates and communicate this to Sales Manager for preparation of marketing materials
  • Review and finalize build contracts with customer
  • Maintain MLX database for all Brennan listings & communities including but not limited to updated photos, open house advertisements, pending sales, etc.
  • Ensure compliancy with PAR state regulations in MLX and necessary documents
  • Mentor & help train new sales team members


  • 2+ years of sales experience – does not have to be in new home sales (for lead position – no experience required for assistant)
  • Outstanding verbal and interpersonal communication skills
  • Professional appearance and attitude
  • Desire to learn and be trained on new sales approaches

  • Demonstrate a complete working knowledge of Windows operating system as well as various office software packages (MS Word, Excel, Publisher and Powerpoint).
  • Interact professionally with customers, lenders, attorneys, Realtors, inner company personnel, and other associates.
  • Demonstrate the ability to manage tight deadlines, promptly address and solve problems without disrupting schedules, and manage high volumes of work with minimal direct supervision.
  • Have a complete working knowledge of basic and advanced new home selling techniques and the ability to educate and coach new and experienced personnel
  • Must be accessible to the needs of the customers as necessary to generate sales

Working Conditions

  • Workweek: both weekdays and weekends. Must be available to work at least 3 weekends a month.
  • Minimum working hours: 30-hour minimum around a core time frame of our open houses. Will be required to take calls and respond to emails/texts before and after core hours (for assistant – for lead it is full time)
  • Transportation:       Dependable transportation that is to be utilized, as required, to complete necessary job functions.
  • Dress:       Appropriate business casual attire and personal hygiene required at all times.
